Our Delivery Methods
The first step to establishing a comfortable process is to define the best way we can work together. With Nor-Son, you can choose from a full range of project delivery methods according to the unique contractual needs of your design and construction project.
Nor-Son as Design/Builder (D/B)
In this delivery method, there is only one contract between the owner and a design/builder. Nor-Son, as design/builder, is responsible for both the design and the construction of the project. This method is also sometimes called single-source project delivery.
At Nor-Son, our in-house architects and construction professionals handle every aspect of your project from start to finish. This method allows us to deliver the best value in a condensed timeframe without sacrificing quality. As your design/builder, we’re responsible for every aspect of the work—a single source of communication and responsibility. All under one roof.
Nor-Son as General Contractor (GC)
As a general contractor, Nor-Son enters into a contract with the owner to deliver the construction project in accordance with the plans and specifications that have been prepared by the architects and engineers. This is commonly known as Design-Bid-Build or the “Traditional” project delivery method. Here, the owner holds two separate contracts for design and construction. As general contractor, Nor-Son may or may not self-perform the actual construction work, depending on the unique requirements and location of the project.
Nor-Son as Construction Manager (CM)
As Construction Manager, we efficiently coordinate planning, scheduling, evaluation, and controlling of construction tasks and activities to accomplish the specific objectives outlined in contract documents. We work with the owner and architect before and during construction. There are two main types of the Construction Management delivery method:
Agency CM: In this project delivery method, Nor-Son acts as an agent, and it is our contractual obligation to represent the owner’s best interests at every stage of the project, from design through construction. Nor-Son offers advice and project management services to the owner, and allows the owner to retain financial responsibility for the construction.
At-Risk CM: In this project delivery method, Nor-Son, the construction manager, acts as a consultant to the owner in the development and design phases, and acts as the equivalent of a general contractor during the construction phase. In this role, the construction manager is financially responsible for the construction, and is said to be “at-risk.”
